Knowing what your home is worth is important information to have if you are thinking of selling your home. Along with a viewing of your home, and property, I will search my database of all homes listed or sold in your area. With this information I will conduct a thorough comparative market analysis of your home. With this current market data, we will be able to determine what your home might sell for if you decided to put it on the market.

The prime marketing time in the sale of your home occurs during the first few weeks. It's important that your home is priced properly from the very beginning. A new listing is exciting, shown more, on the top of buyers minds, and generally sells for a higher price than older listings. As a listing sits, buyers will begin to wonder why it hasn't sold, and what's wrong with it. By pricing your home correctly from the beginning, you will walk away with more money in your pocket, and that's what it's all about!

Marketing Plan

  1. Prepare your listing by accentuating the characteristics of your home that will be most appealing to buyers.
  2. Have a professional photographer take photos of the home to maximize its features, as well as a virtual tour that will be posted with your listing to maximize your homes exposure.
  3. We decide together what times you would like your showings, so we can work around your schedule.
  4. List your home on the MLS.
  5. Have for sale sign put on your front yard.
  6. Have your pictures put on my personal website, and Facebook page, along with all the features of the home.
  7. Place ads in the real estate news, as well as ads promoting your open house.
  8. Set up all showings, keeping track of which agents have gone through the home. (No one can access your home without my permission)
  9. Follow up on all showings & provide feedback whether positive or negative.
  10. Present any, and all offers to you in a timely manner, guiding you through the sometimes, complicated process.
  11. Finalize all conditions of the offer by the due dates.(Financing, home inspection, etc.)
  12. Send copies of the final offer & all supporting documents to your lawyer and banker.

Do I really need a REALTOR® to sell my home?
Many people who try to sell their own home end up using a REALTOR® in the end anyway. Before anybody decides to fly solo through this complex, time consuming and financially perilous process, they should consider these questions.

Will you really "save" the real estate commission?
When buyers see a home for sale 'by the owner', they see a bargain. They imagine the REALTOR®'s fee going into their pocket, not yours.

How many potential buyers will you reach?
Selling a home takes more than just hanging a "For Sale" sign. How will you promote your home? Will you write your own ads? How will you use the Internet? MLS® and the corresponding web site www.REALTOR.ca have changed the way people search for homes, and it's hard to court buyers without it.

Do you have the time?
Promoting a home is a full time job, and you may already have one. Will you be able to take calls at any time? How about screening the callers to figure out if they're suitable candidates? Not everybody who calls is even suitable to walk through your home, but how do you tell?

When I view your home, I can give you suggestions of improvements to make. Whether big or small, these can increase the chances of your home selling quickly and for the most money. People usually buy on emotion, I can help you get the competitive edge to help generate demand for your house.

Here are a few tips to get you started.

  • Get rid of any busy decorations (de-personalize if possible, you want the buyer seeing themselves in the house, not pictures of you)
  • Clean, clean, clean- especially the bathrooms!
  • Leave the home when it's being shown. Buyers are more likely to stick around longer if they don't feel pressured.
  • Bugs: Ants, spiders, any insect in the house, get rid of them!
  • Clean your gutters
  • Accentuate your curb appeal by tidying the yard. (Keep things neat, cut, and trimmed)
  • De-clutter. Help the buyer mentally place his things in the house by making room for them.
  • Brighten your home, whether it be by painting, or letting sunlight in.
  • Eliminate all odors. You only have a short period of time to impress the buyer, don't ruin a perfect home with a lingering odor.
